Many people ask the question: Why should I buy a new apartment when there is an ample supply of better priced, partly or completely renovated homes? What are the extras that a newly constructed building and apartment have to offer in comparison to a 40-50 year old pre-fab condo or an 80-100 year old apartment house?

1. Investment and value creation
It is an especially good investment to buy an apartment at the beginning of the construction phase because the value of the real estate generally rises by 15-20%, which is quite outstanding with an investment of only 1-2 years, keeping in mind that only a fifth of the price has to be paid as the first down payment. The new homes will keep their value steadily and there seems to be no problem in letting or selling them; therefore they are excellent long term investments.
2. Building materials
In our houses everything is brand new as well as modern and up-to-date. The walls, the windows, the doors, the wiring and piping, the elevators and furnaces, the electric mains and lighting – everything down to the last nail is modern and state-of-the-art, with the adequate certificate for building materials. There are no unexpected pipe breaks, stuck elevators, wrung windows, and squeaky floorboards, like you would normally find in an old building.
3. Maintenance
Thanks to the insulation constructed in access of the current regulations and the house-based heating system you don’t have to pay high heating-bills or worry about the repair and maintenance costs of circulating hot-water or gas-furnace heating. Due to the individual heating and water meters you only have to pay for what you consume and the collective maintenance fee will not rise because of an unexpected roof reconstruction.
4. Heating and hot water
Our houses are equipped with a central, gas based furnace supplying heating and hot water, which is one of the most cost effective solutions today and also the most comfortable for the residents. Within the apartments you can set the temperature of each room to your individual need with the help of the thermostats; the meters in the corridors can be read without disturbing the owners which ensures that everyone pays according to their consumption – a comfortable and economic solution.
5. Guarantee
We provide a 3 year guarantee for our buildings and apartments starting at the delivery of the building, which is implemented by our construction firm Nanette Construction Hungary Kft. There are no such things as with the so called “reconstructed for sale” old apartments, where the new tiles or paint hide ancient piping or outdated electric wiring – we are responsible for the quality and function of invisible areas as well as the visible ones. This guarantee does not only extend to the apartment but to the complete building, the common areas, the machinery, the electricity, from the furnace through the flooring to the roof – to practically everything. In case there is a problem you can report it through our website quickly and efficiently.
6. Loans
It is usually easier to receive a loan for a newly constructed home, – especially form the project financing bank- than for a used apartment. You will not face the uncomfortable surprise that the appraiser estimates the value of the apartment at 60-70% lower than that of the buying price; you will not have to pay for an expensive insurance as a cover for the loan as all of our buildings are insured; it is adequate if you pay for a cheap supplemental insurance, if indeed this is necessary at all. If any problems should arise in connection with the loan you can count on our helpdesk, who will get in touch directly with your loan administrator and will in turn submit the contract as received by the registrar; the deed of foundation; or the agreement declaration to have the ownership registered; thus saving you a lot of time and effort.
7. Reduced duty
In case of a newly constructed home you are entitled to a significantly reduced duty: you don’t have to pay any kind of duty after the first 15 million HUF of the buying price, which is a sum of 740 thousand Forints in case of an apartment priced at 15 million Forints. (You only have to pay the full duty in case the price of the apartment exceeds 30 million HUF)
8. Living environment and life quality
This aspect is the most important and yet the most difficult to grasp: in a new building and apartment one feels different than in an old, as if we were to change from a 30 year old Lada automobile to a new car straight out of the salon. The numerous little problems, like the broken door of the postbox, the dirty garbage cans, the loose tile in the corridor, the pipes making strange sounds, the entrance doors equipped with safety bars and several locks, (problems we could go on listing for pages) were to be solved with one wave of the hand. It is very easy to get used to the change and we hardly notice it at all until we go back to an old building. It isn’t by chance, that those who decide to by a newly built home, usually end up buying another newly built home as their next estate.
9. Residents’ community
Newly constructed homes are bought by people who demand high standards of themselves and their environment. There is hardly any chance of having to face graffiti on the walls, dog pooh in the elevator, doors with broken window panes and you will not have to listen to the neighbor’s drunken shouting. You will have a real residents’ community here, the people pay attention to one another and to the building.
10. Tailor-made apartments
In the case of apartments bought at the beginning of the construction phase the apartment can be designed according to the buyers personal taste, free of charge: the proprietor is free to pick the color of the doors and floorboards, the tiles and floor-tiles from the varieties on offer, furthermore the opening direction of the doors and the position of the sockets can also be freely positioned. With the payment of a surcharge even wider opportunities open up to really create a tailor-made home.
11. Services
While in older houses the services usually do not go beyond a weekly cleaning, the newly constructed buildings can afford further services due to the higher number of residents, such as regular professional cleaning, a genitor, a gardener and according to the decision of the owners, even a 24 hour reception service. This makes the house and the garden clean and organized; there are no burnt out light bulbs in the corridors; there is no need to be afraid of finding our homes broken into, and even in case of an emergency help is always near by.
12. Design
New buildings and homes have to be constructed according to current, strict and detailed building regulations and at the same time they also have to take into account the residents’ expectations, which even a few decades ago were not required: you don’t have to climb the stairs with a pram, struggle along dark, badly illuminated corridors, visitors cannot peek into your home through windows looking out onto an inner courtyard, there is adequate space for the washing machine and the dishwasher and the microwave oven will not blow the fuse when turned on – newly constructed houses are safer, more ergonomic, easier to use and better to live in than those built decades ago.
13. Fire service
All of our houses are fitted with a smoke detector and fire alarm system which is connected directly either to the local fire department or the security service; in case of an alarm every storey is equipped with a fire hose and a fireplug; the building units are separated by fire proof doors – none of the older buildings can compete with this system.
14. Safety of the property
This, a major problem for residents of older houses, is virtually unknown in our buildings due to the built-in steel-cased and steel-plated security doors, which are practically intruder proof, as stated in the MABISZ (Association of Hungarian Insurance Companies) certificate – unless we leave the keys under the doormat we have nothing to fear. Burglars do not even attempt to go near those of our houses which are equipped with a security camera system, reception- or security service.
